The design of the properties maximises use of the outdoor space. To that end there are various different areas to dine & relax outside, efficiently accessed from the inside. There are large terraces off each floor which are linked together & to the pool, by external staircases so making the view, pool & gardens accessible from any floor of the building. The 40 msq pools (& baby pools) are large in keeping with the scale of the Villas.

The pools are set in stone terraces, with gardens below. The garden area has huge potential to be landscaped; to have a 'summer room' built or even to build a smaller villa or apartments for sale or rental as a business concern. The gardens are liscensed as seperate plots & have permission to be built upon.

Decorated to a high standard the Villas are light & airy with lovely views from the lounge. All the rooms are extremely spacious: The lounges alone are more than 50msq. The house sleeps 8 & genuinely has enough space to accomodate that many people.

The bedrooms range from 18msq to 22msq & designed with practicality in mind, each has direct access to the pool so that Guests may go directly from their respective rooms to the pool & back rather than through the main house. In one Villa all the bedrooms have ensuite shower rooms, including one with a bath. In the other Villa there is one shower room & two bathrooms.

The roof rooms are ensuite double rooms with their own terraces, which again allows access directly to the pool using external staircases. Taking up the whole of the 2nd floor as they do provides extra privacy in these rooms.

The galley-style kitchens are designed for efficient cooking & have plenty of room & double sinks.

Both properties have large basements with toilets/showers & would be ideal as gyms/playrooms & would still have room for storage.

Unlike many Kalkan properties perched on a steep hillside, the Zeytinlik Villas are a max. 15 minute walk on the flat to Kalkan village centre. This means that even in the height of summer it is still possible to walk into the village rather than constantly pay out for taxis. Situated at the top of Kalamar Bay it is an 8min walk down to the sea as an alternative to going to Kalkan beach/beach clubs. The Villas are just far enough away not to be disturbed by noise from traffic, restaurants or bars but still very accessible to them all in village.
